Concrete leveling for sunken driveways, sidewalks and patios

Chapter 01
Concrete is only as stable as the soil under it
Concrete is built to be a stable, durable surface, but it can only perform as well as the ground beneath it. When that soil erodes, shifts or compacts over time, a slab starts to sink, tilt or crack. Around Yakima and the Tri-Cities we see it in sidewalks, driveways, patios, garage floors and pool decks.
The trouble is more than looks. An uneven slab is a trip hazard for your family, your customers and your visitors. A slab that settles toward the house sends water to puddle near the foundation. Cracks open up and keep widening as the pieces shift apart.
Left alone, uneven concrete can also make a property harder to sell or insure. The good news is that a settled slab can often be repaired instead of replaced, as long as it isn't cracked into too many pieces.

How we lift a slab, one ⅝-inch hole at a time
We drill small, discreet ⅝-inch holes through the settled slab, right where the voids are. Then we inject Eco-Rise polyurethane foam beneath the concrete. As the foam expands it fills the voids in the soil and gently lifts the slab back to a practical, stable level.
A dial gauge sits on the joint while we work, so we can watch the concrete come up a fraction of an inch at a time and stop when it's flush. Eco-Rise is lightweight and waterproof, and it cures in about 15 minutes. There's no heavy equipment and no long wait.
Once the foam sets, we patch the holes and the surface is ready to use the same day. Most residential jobs take a few hours. A slab that isn't broken into too many sections is a good candidate, and if yours isn't, we'll tell you before we start.
Chapter 03
Why lift a slab instead of replacing it
Lifting keeps the concrete you already have, which is why it usually costs about half as much as a tear-out and finishes in a day.
There's very little disturbance to your landscaping, because nothing heavy rolls across the yard. The old concrete stays in place and out of the landfill, and the foam cures fast and helps keep the soil from washing out underneath again.
